The 2009-10 Remodeling Cost Vs. Value Report

For over 20 years, the annual Remodling Cost vs. Value Report has provided home owners with a very useful tool: a way to measure the return on their home renovation investments. This year's report has just been released and the results are intriguing.
In looking at the results specific to the St. Louis area, of the top ten projects as measured by the percentage of their cost that is recouped when selling a home, seven are relatively simple exterior home improvements. These include the addition of a new deck (with a 61.1% return on investment), replacement of an entry door (61.8%), new premium vinyl replacement windows (61.8%), and new vinyl siding (66.8%).
Even more interesting are the costs of these projects. In the report, of the 33 projects that were analyzed, the average job cost was over $50,000. However, when looking at those providing the best returns, seven of the top ten cost less than $16,000. Those seven are the same seven projects mentioned above.

Another observation is that over half of the top ten projects in the report provide homes with superior energy efficiency. For these, not only does a homeowner recoup a large percentage of their cost when selling their house, but they also benefit from reduced utility bills in the meanwhile. Additionally, these same projects often qualify for federal income tax credits, reducing their cost even more.
Based on the information provided by this year's Remodling Cost vs. Value Report, it is clear that most of the best investments you can make in your home are also the most reasonable. Especially for those who plan on staying in their home for at least a few years before looking to sell, the high rate of return, ongoing energy savings, and possible tax credits provided by improvements such as new windows, siding, and doors make them superb values. And that is before even considering the greater comfort, beauty, and security that these products provide.
